Clarksville Professional Center – Land Development, Lease Negotiation, Purchase and Sale

6339 Ten Oaks Road

This is a three story, 12,800-square-foot office building located in Clarksville, MD. The building is set on 1.05 acres of B-2 zoned land near the intersection of MD Routes 32 and 108. This building was designed to complement the adjacent residential subdivision without detracting from the commercial elevation desired by the ownership group. This building, completed in late 2004, was divided into 3 commercial office condominium units. The Law Offices of Kirk Halpin & Associates, P.A. assisted in all phases of this project including negotiating the contract of sale to purchase the property, assisting with the land development and permitting process, negotiating leases with prospective tenants and preparing the condominium regime documents.

Parkside Warehouse Condominium – Development

Parkside Warehouse Condos – Located just off Route 100 on Coca Cola Drive in the Patapsco Valley Industrial Park, Parkside is a custom-designed warehouse condominium project with two buildings totaling approximately 130,000-square-foot of space under roof. The larger building is an “over-under” building housing 28 condominium units and the smaller building was custom designed for a single user. Both buildings offer ceiling heights of 20 foot clear and have easy access to Routes 1 and 100 and Interstate I-95 and I-295. This project was completed in late 2006. The Law Offices of Kirk Halpin & Associates, P.A. represented the developer in all phases of this project.


Breckenridge Condominium Conversion

Breckenridge – Condominium Conversion

Montgomery Village, Gaithersburg

Breckenridge is a 298-unit, 14-building garden-style apartment community located in Montgomery Village, Gaithersburg, Maryland. The apartment project was purchased from JPMorgan and Bozzuto in 2005 for $53 million and then converted to a for-sale condominium project. All 298 units were renovated following purchase in a $4.5 million comprehensive renovation. All 298-units have since been sold. The Law Offices of Kirk Halpin & Associates, P.A. represented the purchaser in all phases of this project from negotiating with the owner to converting the apartment complex to a condominium regime to preparing the contract of sale for individual third-parties.


Dorsey Professional Center

6805 Douglas Legum Drive

Dorsey Professional Center is a 22,000-square-foot office building in Elkridge, MD. This building has a contemporary architecture three stories high and is adorned with an outside courtyard and a roof-top patio. The building’s two-tone facade was created to compliment the neighboring building – seeming contiguous while still having an individual facade. This project was completed in early 2007. The Law Offices of Kirk Halpin & Associates, P.A. assisted in all phases of this project including negotiating the contract of sale to purchase the property, assisting with the land development and permitting process, negotiating leases with prospective tenants and preparing the condominium regime documents.


Chartwell Professional Park

This is a 105,800-square-foot office condominium project, built on 7 acres with nine buildings. The office park accommodates a variety of professional use owners and tenants. The large signature building is a 32,000-square-foot medical facility. Completed in late 2005, Chartwell Professional Park has added a higher level of professionalism to the Elkridge market while providing a much needed ownership opportunity in Howard County. The Law Offices of Kirk Halpin & Associates, P.A. represented the developer in all phases of this project.


The Woodside Building

The Law Offices of Kirk Halpin & Associates, P.A. represented a group that acquired and refurbished the building located at 6325 Woodside Drive in Columbia, MD. The building was substantially vacant prior to the purchase and the developer partnered with several major tenants to lease space within the building as well as taking ownership in the developer entity. The Law Offices of Kirk Halpin & Associates, P.A. negotiated all leases and has represented the developer in repositioning this asset.

The Law Offices of Kirk Halpin & Associates, P.A. assisted its client in all phases of assembling 39 acres of prime W-1 land in Anne Arundel County from 6 separate sellers at BWI Town Center South and performing all necessary due diligence for 600,000 square feet of office buildings with structured parking. The assemblage was then sold to Merritt Properties.

The Law Offices of Kirk Halpin & Associates, P.A. assisted its client in all phases of assembling 28 acres of prime W-1 land in Anne Arundel County from numerous sellers at BWI Town Center South and performing all necessary due diligence for 400,000 square feet of office buildings. The assemblage was then sold to Liberty Property Trust.

Race Road

Located on Race Road in Hanover, Maryland, this unique project features approximately 160,000 square feet of office space for lease. The office park, totaling over 13 acres, allows tenants to enjoy common green space, picnic areas and walking trails. There are many exciting architectural features including a dynamic entry piece with an expansive lobby area. This was the first in a series of projects to serve the community by offering a premier building with many features to enhance the workplace environment. The Law Offices of Kirk Halpin & Associates, P.A. represented the developer in all phases of this project.


Dorsey Search Professional Center

Dorsey Search Professional Center – Purchase and Sale

4785 Dorsey Hall Drive

The Law Offices of Kirk Halpin & Associates, P.A. assisted its client in purchasing a 20,000 square foot office/retail building in 2004 from Kimco. The building was then leased to full capacity, a condominium regime was created, a number of capital improvements were made to the building, and the building was then sold to the tenants as owner-occupants or investors.


Fulton Ridge

Fulton Ridge – Purchase and Sale, Development

Fulton, Maryland

Located in Fulton, Maryland, this residential subdivision consists of fourteen one-acre home sites on over thirty acres of land in Howard County. The Law Offices of Kirk Halpin & Associates, P.A. assisted its client in acquiring the land, managing the process of subdivision design, percolation testing, securing and transferring density rights to maximize lot yield, entitlement, recordation of the lots and the establishment of open space land preservation. This project was completed in 2008.
