Can I Appeal my Real Estate Tax Assessment?

real estate assessment

In some situations you can file an assessment appeal for your property.

The Law Offices of Kirk Halpin & Associates, P.A. represents both residential and commercial property owners across Maryland in real estate assessment appeal matters.

  •         Have you purchased a property in Maryland within the last 60 days?
  •         Have you received a notice of re-assessment and believe that the new assessment is too high?
  •         Have events occurred since your last assessment that have caused your property value to decline?

If you answered “yes” to any of these questions, then you are entitled to file an assessment appeal.

One of the firm’s clients recently purchased land to serve as a buffer for the client’s existing property.  The State valued the land at more than 12 times greater than the purchase price.  The Law Offices of Kirk Halpin & Associates, P.A. filed an appeal, first with the Supervisor of Assessments and then with the Property Tax Assessment Appeal Board, to demonstrate that the land was effectively non-buildable and therefore should only be valued at the purchase price.  The Board ultimately agreed and the firm’s victory saved the client thousands of dollars in real estate taxes that the client would have had to pay for the current year and tens of thousands of dollars that the client would have had to pay for the foreseeable future.

If the purchase price of your property is less than the current assessment, then you should certainly file an assessment appeal.  If one of your neighbors sold their house for less than your current assessment, then you should consider filing an assessment appeal.  The Law Offices of Kirk Halpin & Associates, P.A. has access to proprietary databases and other resources that help in determining not only the value of your property, but also with trends in the assessment and valuation of neighboring properties.
